Waukesha County Housing Inventory Climbs to 971 in April 2026

Waukesha County’s housing inventory continued its spring climb in April 2026, finishing the month with 971 active residential listings. That’s 111 more homes on the market than this time last year, when April 2025 closed at 860 listings.

The trend behind the number

After bottoming out at 720 listings in January 2026, inventory has now risen for three consecutive months — 772 in February, 899 in March, and 971 in April. While the county is still below last summer’s high of 1,128 listings (June 2025), the upward trajectory is consistent with the seasonal pattern we typically see as homeowners list ahead of summer.

What it means for buyers

A larger pool of available homes gives buyers more room to be selective. After several years of tight inventory across southeastern Wisconsin, having an additional 100+ homes to consider in any given month can meaningfully change how a buyer approaches their search — particularly in price brackets where competition has been most intense.

What it means for sellers

More inventory also means more competition for attention. Pricing strategy, presentation, and marketing matter more now than they did a year ago. Homes that are priced thoughtfully and prepared well are still moving, but sellers shouldn’t assume the same conditions that defined the 2024 and early 2025 markets.

Looking ahead

Inventory will likely continue rising into June and July, as it has every year recently. Whether that translates into longer days on market or stable pricing will depend on how buyer demand keeps pace with the new listings coming online.
